Changes to EBS Green Fixed Rate

We will decrease our Green Fixed rates on Private Dwelling House (PDH) mortgages for all mortgage customers.

The new rate will be effective from 24 October 2025 and are follows:

 Term  Current Rate New Rate (Effective 24 October 2025)
Green 4 Year Fixed Rate 3.55% 3.20%

To request a change to the interest rate on your mortgage you must complete the customer information and section 2 of the Home Loan Interest Rate Application Form (PDF, 4 pages, 596KB). Please print and complete the form ensuring it is signed by all parties to the mortgage and email to info@ebs.ie. Alternatively, return to the address shown on the form.

Questions & Answers

  • If you have drawn down your mortgage prior to 24 October 2025 it will have had the existing Green fixed rate (as per their Letter of Offer) on the date of drawdown applied.
  • These changes to Green fixed rate will be effective from Friday, 24 October 2025.

  • If you drawdown your mortgage on a Green fixed rate it will have the existing Green fixed rate on the date of drawdown applied.
  • If you drawdown your mortgage prior to 24 October 2025 then the existing rate prior to this announcement will apply.
  • If  you drawdown your mortgage on or after 24 October 2025 we will apply the new lower rate.

No, you are not impacted by this change as our non-Green fixed rates are not changing at this time.

You don’t have to do anything now. Before we send your Letter of Offer, your Mortgage Advisor will ask you what interest rate you want.

  • If you already have a fixed rate on your mortgage, this fixed rate will continue to apply until the end of your fixed rate term.
  • If you want to move to an alternative fixed rate, you may have to pay an early breakage charge.
  • If you are applying for a Green rate you will also need to meet eligibility for this rate.
