Changes to EBS Fixed Rates for Mortgages

We will decrease our non-Green Fixed rates on Private Dwelling House (PDH) mortgages for all mortgage customers.

The new rates will be effective from 13 May 2025 and are follows:

3 Year Fixed  5.00% 4.50%
5 Year Fixed  5.10% 4.60%

To request a change to the interest rate on your mortgage you must complete the customer information and section 2 of the Home Loan Interest Rate Application Form (PDF, 4 pages, 596KB). Please print and complete the form ensuring it is signed by all parties to the mortgage and email to info@ebs.ie. Alternatively, return to the address shown on the form.

Questions & Answers

  • If you have drawn down your mortgage prior to 13 May 2025 it will have had the existing fixed rate (as per their Letter of Offer) on the date of drawdown applied.
  • These changes to non-Green fixed rate will be effective from Tuesday, 13 May 2025.

  • If you drawdown your mortgage on a fixed rate it will have the existing Fixed rate on the date of drawdown applied.
  • If you drawdown your mortgage prior to 13 May 2025 then the existing rate prior to this announcement will apply.
  • You can decide whether you can hold off drawing down your mortgage until the effective date of the reduced rates on 13 May 2025.
  • If you cannot hold off drawdown until 13 May 2025, then we will apply the rate on the date of your drawdown.
  • Following this, you have a cooling off period during which you can fill out a Home Loan Interest Rate Application Form to confirm the new rate you want applied to your mortgage account from 13 May 2025. Please also write to us, when you send the form, to tell us you want to use the cooling off period as an opportunity to change your rate.
  • If  you drawdown your mortgage on or after 13 May 2025 we will apply the new lower rates.

You don’t have to do anything now. Before we send your Letter of Offer, your Mortgage Advisor will ask you what interest rate you want.

  • If you already have a fixed rate on your mortgage, this fixed rate will continue to apply until the end of your fixed rate term.
  • If you want to move to an alternative fixed rate, you may have to pay an early breakage charge.

If you submit Home Loan Interest Rate Application Form between 30 April 2025 to close of business 12 May 2025, we will not process this request until 13 May 2025 when the new fixed rates are effective.
