From close of business 25 November 2022, we will increase our fixed interest rates for mortgages by 0.50% for private homes (PDH) and Buy to let (BTL) mortgages.
Following the European Central Bank’s 2.00% increase in interest rates since July 2022 and in a rising interest rate environment, we are increasing all our fixed mortgage interest rates.
We will apply these new rates to existing customers entering a new fixed rate period after close of business 25 November 2022.
To request a change to the interest rate on your mortgage you must complete the customer information and section 2 of the Home Loan Interest Rate Application Form. Please print and complete the form ensuring it is signed by all parties to the mortgage and email to info@ebs.ie. Alternatively, return to the address shown on the form.

I am an existing mortgage customer in a fixed rate, is my current rate affected by this increase?
We will not apply the increase if you are paying a mortgage within an existing fixed rate term
Why are these fixed rate increases happening?

I have mortgage approval with EBS but have yet to draw down* my mortgage, does this change affect me?
Customers who drawdown* their new mortgage before close of business on 16 January 2023 can avail of the previous rates.
I am a mortgage customer and have submitted a request to fix my mortgage interest rate. Does this change affect me?
We will charge the previous rate (before the increase) to customers who have asked us to fix their rate using the Home Loan Interest Rate Application form from our website by close of business on 25 November 2022.
I am a mortgage customer and my mortgage is on a variable rate, are these rates changing?
No, we are not changing our Standard Variable Rate and LTV Variable Rates. Details of our mortgage rates are available on our website.
