It is important to note that by having a Payment Break (moratorium/interest only), it will result in an additional cost of credit, which is the total cost of deferring capital and/or interest repayments during the Payment Break. When the Payment Break period ends, your monthly repayments over the remaining term of your loan will be increased to ensure that your mortgage will be repaid (together with interest due) within its original term.

That when the Interest Only/Moratorium period ends, my/our mortgage repayments will increase because they will be recalculated to ensure that the total amount outstanding is repaid (together with interest due) within the existing mortgage loan term remaining. 

  

If I/we have requested Interest Only, I/we will only be making repayments to meet the interest and that the capital will remain outstanding and must be repaid after the interest only period expires. If I/we have requested a Moratorium, the interest will continue to be charged on my/our mortgage loan and this interest will be added to the balance of the mortgage loan and must be repaid after the moratorium period expires.

That it is my/our personal responsibility to carry out a full review of the Home insurance, life assurance and mortgage payment protection cover if my/our request for Interest Only/Moratorium is approved. I/we understand that this review is necessary to ensure appropriate cover is in place. That if I/we arranged House Insurance, Life Assurance and/ or Payment Protection Insurance through EBS, that these premiums will continue to be collected via an amended direct debit. If I/we don’t pay by direct debit I/we will need to take action to make sure these premiums continue to be paid and to avoid the loan going into arrears. A missed insurance premium may affect my/our credit rating, which means I/we may have difficulty getting a loan or other form of credit in the future.

For qualifying accounts, Revenue give Tax Relief at Source (TRS) on the mortgage interest you pay in the current year on a private dwelling house. If you are taking a moratorium you may pay less interest this year than you would normally and this may mean your TRS reduces. Your TRS may vary each month, depending on what Revenue tell us to apply to your account, or if there is a change to your repayments. If we pay you too much TRS, we reserve the right to reclaim it, but we will contact you to tell you if we are going to do that. Please note it can take up to two months for TRS to be re-applied to your account after a moratorium period. If you are currently on an agreed alternative repayment arrangement with the Bank, your current mortgage repayments are restructured to a sustainable level that is affordable for you. At the end of this moratorium/interest only period if your new mortgage repayment amount is no longer sustainable for you please contact us in the month before the moratorium expires.

We recommend that you take independent legal and/or financial advice in relation to this Moratorium/ Interest only period request.
